1)Join a company with a great training program to learn the basics tools of the trade--like marketing yourself, writing offers, negotiating, and so forth.
2) Get mentored by an experienced agent-go on listings, hold opens for them, this will help you get maximum exposure.
3) Make a list of the top 100 people you know and use this to build your referral base.
4)Join a networking group like BNI or the Chamber of Commerce to gain exposure and tell the community you are in the business!
5) Stay Positive & Enthusiastic! The old saying "Fake it till you make it!" still holds true! If people perceive you as successful you will be!

Having been in the real estate business for over 30 years, I know how hard it is to get started. Also, I know that 95% of the people the get their license will drop out within 2 years! What I would recommend to a person who would like to get into this business would be this: join a successful agent or team and apprentice under them for 1-2 years! Then you can break away and do your own thing.

My advice - to have enough in the bank to protect yourself for at least the 1st year. Contact every person in your sphere of influence - that you are in the business. Immediately start a contact list for each 1/4 of the year. Work with a seasoned agent to learn the ins & outs of the business to give yourself a leg up! As long as you don't think it is fast money - hang in there - this economy will straighten around.
